About The Role

The Regional Land Director is ultimately responsible for the regional pipeline delivery (on time and on budget) to enable the business to hit its overall business growth targets.

Provide leadership to develop a high performing culture, living the values and developing a talented regional team.

Responsible for the Land, Planning, Partnerships, and Concept Design

Duties include:
  • To develop and own a regional land strategy, implement, keep up to date and manage the risk to the Region’s land acquisition programme, ensuring that the budget and land replacement requirements of the Company are met
  • Source & acquire new site opportunities (including contract negotiation and obtaining planning permissions) in line with the budget
  • Build strong relationships and promote Tilia Homes to the market: Agents-Promoters-Landowners-Master Developers
  • Clear and concise reporting rhythm to the Tilia Board
  • Clear leadership and responsibility for the regional Development Team – growing a portfolio to maturity
  • Obtain IC approvals, Exchange approvals, and Operational approvals from the Board
  • Take responsibility for site funding requirements working closely with Group legal and financial functions
  • To build and develop ongoing strong relationships at all levels with key stakeholders and groups of interested parties in the land acquisition and planning process
  • Provide and monitor land market activity on a continuing basis be both proactive and reactive in the market to opportunities you create and will come to your knowledge
  • Deliver on FY budgets (TBO and named sites) in line with Quarterly milestones and FYE
  • Project Management of regional projects in line with the to be Development Processes.
  • Create a deal team ethos delivering pipeline on a project by project basis
  • Take responsibility for all regional Package deals (s106 / additionality / Btr) to drive improved returns to the Company
  • Secure implementable planning permission on time and on budget
  • Lead negotiations on legal documents including but not limited to acquisition, packages, s106
  • Co-ordinate and assist with the management of the planning application process working with key individuals both internally and externally to ensure successful delivery
  • Ensure value improvement through smart land acquisition, outstanding management of the planning process, and cost efficiency
  • As part of the Board of Management, have a clear understanding of other departments’ roles and responsibilities. Input into the development of the local business strategy to ensure future development and growth
  • Management of the land and development budget with close liaison with the Business unit Financial Director

About You

  • Degree educated or similar. RICS or RTPI preferred
  • A record of meeting and exceeding targets
  • Comfortable working in a fast paced environments
  • Experience gained within house building or real estate businesses
  • Excellent communication and negotiation abilities
  • Full UK driving licence
