Planning approval sees Tilia Homes Central expand its offering in Shropshire

Tilia Homes Central has been granted planning permission to build more than 200 homes in a Shropshire market town, with more than £1.9m contributing towards improving local facilities and infrastructure.

Approval was granted by Telford & Wrekin Council earlier this month for the provision of 214 homes, including a 20% affordable homes provision, in Newport. The energy-efficient properties will be built on land off Station Road, with access off the A518, opposite the commercial Newport Innovation Park. The site had previous consent for mixed residential and commercial use.

As part of its commitment to the community, Tilia Homes pay more than £1.9m to the local planning authority towards improvements in the town, including £1.74 million which will be split between primary and secondary education.

Funds have also been earmarked for highway improvements, including traffic calming measures along Pave Lane, as well as biodiversity enhancements, such as the planting of a new hedgerow, in the vicinity of the development.

“As well as much needed new homes, the development, through our Section 106 contributions, will help to improve local infrastructure, primary and secondary education, while also enhancing the local environment and benefits for local wildlife.

“Our mix of properties has been put together with local housing needs in mind, and will offer homes for first-time buyers and families, affordable houses and accessible homes, giving prospective buyers further options as we aim to provide properties that will complement those we are already building in the region.”

Tilia Homes will also carry out work to improve local road infrastructure. In line with strategic transport objectives of Telford & Wrekin Council, works will include delivery of a four-arm roundabout on the A518, and a new pedestrian and cycle link.

Most of the trees on site will be retained, and the development will include public open space, as well as the provision of a Locally Equipped Area of Play (LEAP). Access will also be provided to nearby sports pitches.

The housebuilder currently has two live sites in the county, at Saint’s View in Telford, and at Montgomery Place, in nearby Market Drayton.

Amerjit added: “This exciting new development will give more people the opportunity to live in Newport, which has a thriving high street, great amenities, good commuter links and a strong identity.”
