Own New
Rate Reducer:
- Tilia Homes will make a cash payment after completion of 3% or 5% of the purchase price of the property to Own New, which will be passed on the relevant participating lender so that they can offer a mortgage product at a rate that is subsidised from their usual product range.
- Mortgage offers will be made at the lenders discretion and in line with their criteria and therefore this offer does not constitute a guarantee of a mortgage offer.
- Tilia Homes is not regulated by the FCA and offers no mortgage advice so customers must take advice from a regulated mortgage adviser before proceeding.

Deposit Drop:

105% Part Exchange
- Part exchange is available on selected plots and developments.
- Your property must be 30% lower in value than your new Tilia Homes home
- Your property must be freehold and built after 1900 and structurally sound and Tilia Homes are under no obligation to make an offer.
- Any offer made to purchase your existing property will be fairly valued and will be based on a presumed sale within 4- 6 weeks. Our offer will be subject to 3 independent valuations and using an average of a minimum of two independent valuations. We will then ‘top up, our offer by a further 5%.
- To be considered for Part Exchange, you will need to have completed an application form in full.
- You will need to provide access to your home for our estate agent within 3 working days for the purpose of valuations and inspection of your existing property.
- Following valuation and inspection of your existing property, we will make a verbal offer. Your acceptance will be required along with your reservation fee to be paid within 2 working days of receipt. Upon acceptance your reservation will be processed. if you do not accept the offer the reservation will be cancelled.
- You will need to ensure your solicitor is instructed to proceed on your behalf upon acceptance of our offer and to meet the 42-exchange requirement and engage with an IFA.
- You agree to cancel any existing arrangements with any agents and any agents’ fees or commissions and VAT that may have been incurred by prior to our agreements will remain your responsibility. Tilia Homes will not accept liability towards any such costs/charges.
- We will market your existing property prior to your move into a new Tilia Homes home. You agree to allow reasonable access to your existing property to facilitate the resale and to the installation of a "for sale" sign.
- Any estate agent’s appointment by ourselves to market your existing property will be acting on our behalf and should the completed transaction proceed to mutual legal completion the fees and commissions for the appointment agents will be paid by Tilia Homes.
- Your existing property must continue to be maintained internally and externally to an acceptable standard until legal completion and on legal completion the home must be left clean and tidy including the garden\, loft and any outbuildings with only the agreed items remaining. An inspection will be carried out prior to release of retainer.
- You will receive the keys to your new Tilia Homes home once the legal completion of your existing property goes through and we have received all keys to your existing property. Any keys not provided may necessitate a locksmith being instructed by us and paid for by you.

Reserve for £99

Mortgage Subsidy
- Tilia Homes will pay a mortgage subsidy that is equal to the lesser of a) your monthly payment multiplied by the agreed number of months, or b) 3% off the purchase price of your home.
- The value of the mortgage subsidy will be deducted from the total sale price on legal completion. Some lenders may not accept mortgage paid offers from housebuilders. Please check with your mortgage provider.

Smooth Move
- Fees to be agreed in advance between Tilia Homes and the estate agent.
- During the Smooth Move period, Tilia Homes reserve the right to continue marketing your chosen home. In the event that another purchaser is found, Tilia Homes reserves the right to cancel the Smooth Move reservation or offer an alternative property. If this happened, the reservation fee will be refunded in full.

First Homes Scheme
- You must be a first time buyer and you will sign a declaration confirming this. It means you have not previously acquired via purchase, gift, trust or inheritance a major interest in a dwelling or an equivalent interest in residential land situated anywhere in the world and/or benefited from any form of sharia mortgage finance.
- If you are buying with a partner, you both must be first time buyers.
- First time buyers gross household income must be no more than £80,000 in England (excluding London) and in some circumstances the local authorities can set a lower income caps for the first three months after a First Home goes on sale.
- Members of the Armed Forces and recent veterans (people that have left the army in the last 5 years) are exempt from needing any local connections or key worker restrictions set by the local authority. These restrictions will also not apply to bereaved and civil partners of service men and women whose deaths have been wholly or partly caused by their service. In this case, all other eligibility criteria, including first time buyer status and household income caps would still have to be met.
- Stamp duty for a First Home is based on the amount of money that is actually paid for the home after the discount is applied. Currently first time buyers can expect no stamp duty on the first £300,000 spent on a property.
- Unfortunately you can't use the other government scheme 'Help to Buy' in conjunction with the First Homes Scheme.
Deposit Unlock
- Offer available on selected homes only. Subject to contract and status. Following withdrawal or termination of any offer, and we reserve the right to extend, reintroduce or amend such offer as we see fit at any time
- The scheme is available in the UK and the maximum mortgage loan is £833,250
- A minimum of 5% deposit is required
- The product is backed by a mortgage indemnity insurance to which Tilia Homes make a financial contribution. The insurance covers the lenders in the event of a loss as a result of repossession.

Price Match Incentive
To qualify for our Price Match incentive, the following conditions must be met:
- The competing home must be within a 15-mile radius of our development
- The offer applies only to new-build properties and does not include previously owned new builds.
- The competing home must have the same number of bedrooms and a similar square footage (within a 50 sq. ft. differential) to the property you are interested in.
- The price match does not apply to homes that are part of any promotional schemes, including but not limited to Part Exchange or Smooth Move.
