Tilia gets the green light for new homes in Market Drayton

Tilia Homes’ application for 209 high quality new homes at Greenfields Lane in Market Drayton has been approved by Shropshire Council.

Montgomery Place, situated on the northern edge of the market town, is in a prime location situated off the A53 and just one kilometre from the town centre. The 23-acre site has an L-shape layout and encircles existing sports pitches. Market Drayton has been identified in the Shropshire Council Adopted Local Plan as a key area of focus for residential development, and as such Tilia Homes’ Greenfields Lane site will go a substantial way to helping the council meet the demand for new homes.

Once complete, the development will include a collection of thoughtfully-designed three and four bedroom private properties, as well as one-bedroom maisonettes and two and three bedroom homes, which are available as affordable housing for social rent and shared ownership.

As well as new homes, Tilia Homes will also provide £1.3million to the local community via the Community Infrastructure Levy (CIL), an off-site affordable contribution – enabling further affordable homes to be built in the area - an equipped play area, and walkways from the development to the surrounding town.

Ecology will be a key aspect of this development. The scheme will feature over 27,000 sqm of public open space – above the planning requirement for this site – as well as a 30 metre buffer zone offering protection for badgers, a five metre badger corridor, a 20 metre undeveloped ecology zone retained adjacent to both banks of the watercourse, and bird and bat boxes around the development.
